Pricing your Acreage

Pricing your acreage is very important as it will either attract the buyers or scare them away! If you have priced your property correctly it will be on the buyer’s radar. Today, with the internet, most information is available online, and it becomes easy for the buyers to know if you have overpriced your property.

Here are some tips to get the right price for your acreage:

  • Comparison- Properties are priced by comparable sales. Find similar properties to your own property based on the features, locations, and benefits. Many rural properties can take a longer to sell than residential homes, hence looking at the properties that have sold in the past 12 to 18 months can be helpful
  • Hire a trusted rural Realtor- Look for an expert Realtor to assist you with pricing your acreage. The agent can also help you in understanding the intricacies of pricing your property.Β 
  • Evaluate your location- The location of your property plays an important role in pricing. The closer your acreage is to a city or amenities, the higher the price you might get for your property.Β 
  • Type of property- The type of acreage directly impacts the pricing. Is it a small acreage in a rural setting, a property set up for horses, a functioning hobby farm?
  • Added value to your property- If your acreage has something unique it can add to the value. Features like classic wood-rail fencing, an indoor riding area, or a private wood lot add value to some potential buyers. If your property does not have a standout feature, you can add value to it by painting it, repairing the fences, priming your front yard with flowers, and updating the light fixtures, door locks, and faucets.
